Carrying out a roof assessment or establishing a planned roof maintenance management program will enable building owners and managers to maintain assets, plan repairs and renovations according to a defined budget and schedule, extend the life expectancy of components and prevent water infiltration.

We suggest the following steps :

  • Gather relevant information (construction date, recurring problems, available documentation, etc.).
  • Identification of visible damage to roof components (often caused by poor flashing installation, poor assembly sequence, surface water run-off management, inadequate repair work, etc.).
  • Complete survey/inspection of building roofs
  • Identification, quantification and assessment of the condition of the components studied, including :

 

  • Membrane
  • Flashings and upstands
  • Drain
  • Repair work
  • Roofing equipment
  • Carrying out any additional expert assessments to validate our observations or clarify the scope of work, in particular :

 

  • Exploratory cuts
  • Thermography
  • Water tests
  • Laboratory analysis
  • Involvement of partner engineers or architects
  • Drafting of a planned roof maintenance management program describing our expertise and including the following information:

 

  • Site description
  • Observations and photos
  • Any explanatory sketch for better understanding
  • Detailed plans in 11″ x 17″ format describing the surveyed areas
  • Analysis, discussion
  • Life expectancy of components studied
  • Complete technical recommendations (urgent, short, medium or long term) based on a priority scale
  • Budget estimate for recommended work
  • A series of technical sub-reports including:

 

      • Roof type and assembly composition, useful for planning renovation or repair work
      • Basin surface area and date of assembly construction
      • Roof sections under or in which water infiltration is active or suspected
      • Cost projection for complete rehabilitation over a 5 to 10-year period
      • Full repair cost projection over a 2-year horizon
